Why this matters

Most people buy the wrong lot first.

A parcel that looks like a bargain can quietly add fifty thousand dollars to a build before a single wall goes up — a long driveway, a failed perc test, no city water, a flood zone line running through the buildable area, setbacks that kill the footprint you wanted.

None of that shows up in the listing photos. All of it shows up in your construction budget.

Because Stacey is licensed and Jared builds, you get both answers from the same conversation: what the land is worth, and what it will cost to put your house on it.

  • Septic or sewer? One of these is a line item. The other is a project.
  • Well or city water? Changes the number before you break ground.
  • Driveway and access. Length and terrain, priced honestly.
  • Flood zone and drainage. Affects cost, insurance and resale.
  • Setbacks and restrictions. Whether your floor plan actually fits.
  • Impact fees. Vary by jurisdiction. People forget them constantly.

Nothing good on the market yet?

Let us watch it for you.

Stacey has direct MLS access. That means she sees new land the day it lists — usually before it reaches Zillow.

Tell us what you're looking for and she'll set up a standing search. When something fits, you get an email from us, and Jared can price the build on it before you decide. The more precisely you answer below, the less we'll send you that you don't want.

Two sites, already filtered to land in our area, opening in a new tab. LandWatch has the bigger rural acreage; Zillow is better for smaller in-town lots. Find something you like and send it to us below.

These are third-party listing sites, not affiliated with JSR. Listing accuracy and availability are theirs, not ours — which is exactly why it's worth having someone look at a parcel before you commit to it.

Send it over and we'll go look at it.

Paste the listing link. Stacey can set up a showing, and we'll tell you what it would cost to build the house you want on that specific piece of ground.

Land FAQ

Before you make an offer.

Can you help me buy the land, not just build on it?

Yes. Stacey is a licensed Florida real estate agent as well as half of the building team. She can represent you on the purchase, and because Jared prices the build, you find out what a parcel really costs before you're committed to it.

Do I have to build with JSR if Stacey helps me buy?

No. Most people come to us trying to solve both problems at once, but there's no obligation attached.

What makes a lot expensive to build on?

Usually access, utilities and water. A long driveway, a septic system where you expected sewer, a well where you expected city water, or drainage work can each move the number substantially — and none of it is visible in the listing.

I already own land. Do I need this page?

No — go straight to the build questionnaire.

Know what it costs before you buy.

Send us the lot. We'll price the house that goes on it.
