The land question changes everything.
Whether you own your property, are still hunting for it, or already have a realtor working for you is not a detail — it's the first fork in the road. Commissions, lot prep, septic, well, impact fees and site access all get built into the number.
Ask us at the end and it's a renegotiation. Ask at the start and it's just the plan. That's why it's question one.

Three honest tiers, priced before you fall in love.
Most budget blowups happen because nobody said out loud what "nice finishes" meant. Here's what we mean.
Essential
Tight budget, solid house. Everything structural done properly, finishes kept practical.

Your builder and your realtor are the same household.
Stacey holds Florida real estate license #SL3154101. That means you can look at a parcel with someone who can write the offer and someone who can tell you what a well, a septic system or four hundred feet of driveway is going to add to your build.
Most buyers find that out after closing. You don't have to.

Straight answers.
What does it cost to build a house here?
Square footage and finish level drive nearly all of it. Rather than throw a price-per-square-foot number at you that won't survive contact with your actual selections, we ask which of the three finish levels above you have in mind, then price your specific plan.
Can you help me find land?
Yes — Stacey is a licensed Florida real estate agent as well as half of the building team, so she can represent you on the land purchase while Jared tells you what it costs to build on that specific parcel. Start on our find land page. And if you already have your own realtor, tell us on the questionnaire — that commission belongs in the budget on day one, not at contract.
Do I need plans drawn already?
No. Square footage, bedroom count, bathroom count and a rough style is plenty to start the conversation.
How long does a build take?
It depends on size, site work and permitting. We'll give you a realistic schedule with your estimate — not an optimistic one.
Do you build spec homes?
Yes. We build specs and we build homes we keep and operate ourselves, which is a large part of why our framing and systems decisions are what they are.
